Real Estate: Real vs Reality
Good Morning All,
Well it's been a long time since my last blog. I thought today I would touch upon Real Estate in the real world compared to what we all see on the TV.
The TV shows are very interesting to watch. A quick 30min-1hour show provides enough entertainment for anyone who is looking into real estate. These shows show various viewpoints depending on who they are dealing with. For example, you have prospect buyers, sellers, landlords and tenants. For everyone in one of those categories there is a show that caters to those needs. They provide information on decorating ideas, getting your house ready for sale or what to look for in a suitable property. As viewers, we have to remember that those shows are for entertainment value. They only touch upon a small portion of what a Real estate Salesperson or Broker does in actual fact.

Landlord & Tenant Responsibilities
Good Afternoon All,
Recently, I have heard a lot of stories regarding tales between Landlords and Tenant's. I have wondered to myself many times. Do both parties know the rules and regulations pertaining to what is involved when becoming a Landlord. Also, what the Tenant is responsible for under the Tenancy Act.
For example, is the Landlord required to paint a premises prior to a Tenant moving in? Or should the Tenant paint and than ask the Landlord for reimbursement?
Another example, can the Landlord inspect the property whenever they chose and do they need to give the Tenant notice?
There are so many areas of concern with dealing with Tenant's. That's why, the best method prior to getting involved in an Agreement to Lease, is to review the Landlord and Tenant board Act. The information that you will learn from the board will surely benefit you in the long run.
